Alpha Planning was contracted by Mendip District Council to represent their interests at a public Inquiry against the refusal of two schemes for the redevelopment of a sheltered housing scheme by McCarthy & Stone on the site of two residential properties in Milton Lane, Wells. The site is previously developed land within the development limits of Wells, and whilst the principle of development was not in dispute, both schemes were refused on design issues, and in the case of the second, on over-development. In respect of Appeal B, the Council's Officers had recommended an approval of planning permission, but Members had taken a different view and rejected the proposal.

 

 
 

Alpha Planning produced a comprehensive Proof of Evidence addressing both schemes and providing a thorough analysis of the design aspects and the consequent impact on the character and appearance of this part of Wells. Liaison with the Barrister acting for the Council continued throughout the process and at the inquiry, Director, Amanda Frith, was the expert witness for the Council, giving evidence under cross-examination. The Inspector found that both of the proposals failed to achieve a satisfactory response to their context and rejected both appeals, and Alpha Planning won the case for Mendip..
