A mixed use scheme was proposed comprising the conversion of a light industrial and part-community premises to 9 one bedroom flats and associated workspaces and car parking. The application was refused by Bristol City Council, with the main issues being the acceptability of loss of employment and community space, the standard of residential accommodation achieved and the impact upon adjacent properties.

The evidence produced by Alpha Planning showed that the constraints of the site and the poor state of the building called into question the capability of this structure to offer any real opportunity
of employment floorspace without

 

 
 

an enabling form of development. A survey was also undertaken of the alternative community facilities in the area. We coordinated the submission of additional information from other consultants, including revised designs, transport planning and acoustic reports. An assessment of the proposal in the context of national and local planning policy demonstrated that there was no harm to the amenities of future or adjacent occupiers.

The Inspector found that the proposals would bring much needed new housing together with small workspaces in a comprehensive, realistic way that brings the building back into productive use.
